Turner Construction Company uses BuildingOS to reduce energy costs and improve occupant comfort

Lucid's software enables real-time energy reduction competitions across Turner office buildings and allows staff to make equipment adjustments that save energy and reduce costs.

Background

Turner Construction Company is the largest general builder in the U.S. As the largest green contractor, Turner is committed to sustainability. The company provides green building training for its staff, encourages employees to attain LEED professional credentials, and aims for rigorous and transparent reporting of environmental metrics.



Challenge

Turner's Chief Sustainability Officer, Michael Deane, is always looking for ways to increase employees' awareness of energy use in Turner offices. He thought that making office energy consumption clearly and easily accessible would help motivate employees to modify their behavior and find ways to conserve.

He began by asking, "What information would help prevent air conditioning units from battling each other across different rooms, or windows from being opened while air conditioning units were on. What would it take to encourage employees to power down their electronics at the end of the day and over weekends and holidays?"

Deane also wanted to show a real-time energy dashboard to current and prospective clients to demonstrate the company's awareness of their energy profile and investment in becoming more energy efficient.



Solution

Turner found that Lucid's Building Dashboard would allow them to accomplish both of these goals, and over the next two years they installed Building Dashboard in six offices across the country.

To engage employees in a concerted effort to reduce personal and collective consumption, Johnny Lau, Corporate Sustainability Engineer at Turner and Deane's assistant, proposed using Building Dashboard to host a "Turn-It-Off" electricity reduction competition. The Competition App in Building Dashboard made it simple for employees to view how much electricity their office was consuming in real time and check current competition standings. To raise the stakes, the four offices at the bottom of the standings would have to send the two top-performing offices a prize: a specialty lunch dish from their region.

Turner especially liked that Building Dashboard ranks competition participants using a percent reduction methodology that compares a building's electricity use during the competition period to their use during a baseline period. "It was really important to us that offices compete against themselves as well as compete against other offices," said Deane.

The competition created an environment that encouraged staff to devise conservation strategies that maximized both energy savings and occupant comfort. Employees responded enthusiastically, employing a variety of actions to reduce their electricity consumption. Building Dashboard allowed staff to easily verify the effectiveness and measure the impact of these strategies in real time.
